August at a Glance
In August alone, 36 homes sold here in Newtown. That’s a 24% increase over last year—and it tells us something important: more families are choosing to make their move right now.
The average sale price hit $764,000, which is a 12% rise year-over-year. That means buyers are paying more, and sellers are walking away with more.
Now, homes are sitting on the market for about 45 days—10 days longer than last year. What does that mean? It means the market is hot, but buyers are being a touch more selective. And if you’re strategic, you can use that to your advantage.
September Is Already Buzzing
As we step into September, the momentum continues. We have 77 homes currently for sale and 55 homes under deposit, set to close soon. That’s a lot of movement—because people don’t just “think” about making a change, they’re actually doing it.
