One of the most common issues I'm seeing during home inspections right now isn't a failing septic system...it's a cracked septic tank.
Here in Northern Fairfield County, many homes rely on private septic systems and wells. Whether you're in Newtown, Sandy Hook, Bethel, Brookfield, Southbury, or the surrounding area, this is something homeowners should be aware of, especially if they're considering selling their home in the near future.
Recently, I spoke with our local sanitarian and learned that regulations have changed regarding septic tank repairs. In the past, certain cracks could be repaired using hydraulic cement. Today, if there are significant cracks, particularly around the openings of the tank, the tank often must be replaced rather than repaired.
Most septic tanks are two-compartment systems, and when inspectors discover these types of cracks during a transaction, it can become a significant negotiation point between buyers and sellers.
The Cost of Replacement
This is where being proactive can save both time and money.
Just a month ago, the average replacement cost I was seeing was around $7,400. As of this week, I've received quotes ranging from $8,200 to $10,000 for tank replacement. That's a substantial expense that many sellers don't anticipate.
If you're thinking about putting your home on the market, I highly recommend having your septic company inspect the system before listing. Understanding the condition of your tank upfront can help you avoid surprises during the inspection process and allow you to plan accordingly.
What About the D-Box?
Another component that occasionally comes up during inspections is the distribution box, commonly called a D-box.
The D-box is a small but important part of the septic system. Its job is to distribute wastewater evenly from the septic tank to the leaching fields. Fortunately, if a D-box needs replacement, the cost is typically much lower—usually in the $500 to $600 range.
While no homeowner wants unexpected repairs, replacing a D-box is generally far less expensive than replacing a septic tank.
